Our company maintains a database of properties available to rent and prospective tenants and their requirements. As properties become available, our first action is to contact prospective tenants on the database whose requirements match the property. John L. Scott Property Management operates in a number of areas. If you are moving, we could possibly assist your complete relocation by managing your own property in your absence and assisting you in finding rental accommodations.

Viewing

Having identified prospective properties, John L. Scott Property Management will arrange for you to view the property. These will be arranged at a time to suit you, which could be in evenings or week-ends, subject of course to the Landlords permission.

Having selected a property, you will need to complete a written application and offer to rent.

On application, a Screening Fee of $50 per applicant will be required.


References

John L. Scott will check references on behalf of the landlord. Normally, this will include your employer and any former landlord. In addition a credit and screening check will be performed.

Where a tenant is unable to meet the required income or credit checks, the tenant can have a Guarantor agree to underwrite any rent liabilities or an additional deposit may be required.

Rent

Rents are payable by standing order (unless alternative arrangements are agreed in advance) to John L. Scott Property Management, monthly in advance, with the first month’s rent due before taking occupancy of the premises.

Deposit

A deposit is required prior to occupancy. This is held by John L. Scott as stake holder in a secure client trust account until the end of the tenancy.

The deposit is held to cover any breakages, damage, or other tenant liabilities. At the end of the tenancy John L. Scott Property Management will check the property in the presence of the tenant and assess any damages and deductions due.
